The Daltile projects encompass a comprehensive redevelopment and expansion of existing facilities, structured in two distinct phases aimed at enhancing manufacturing capacity, storage, and overall operational efficiency. Phase 1 focuses on adaptive re-use and expansion, beginning with the renovation and reconfiguration of approximately 350,000 square feet of existing manufacturing, support, and office spaces. This work includes the integration of state-of-the-art manufacturing equipment and support systems designed to streamline operations and improve productivity.
In addition to the adaptive re-use scope, Phase 1 includes several major new construction elements: a 70,000 square foot addition featuring a 95-foot tall body preparation building and receiving area; a 175,000 square foot automated warehouse designed around a modern storage and retrieval system to enhance inventory management; and a 1,250 square foot resin storage building to improve material handling and safety. Structural enhancements within the existing facility include the installation of a new four-level concrete mixing mezzanine and the integration of six bridge cranes, supporting efficient material movement and workflow throughout both the expanded and existing buildings.

Phase 2 includes a series of targeted building additions and infrastructure upgrades designed to support increased production capacity and operational efficiency. The scope features a 1,250 square foot expansion to the existing resin storage building to accommodate growing material needs, along with a 2,500 square foot truck unloading canopy that provides a sheltered, weather-protected area for efficient material handling. Additional vertical and horizontal expansions include a 26,500 square foot high-bay addition to support large-scale manufacturing and storage, as well as a 42,300 square foot warehouse addition to increase storage capacity and streamline logistics operations.
Supporting utilities and process infrastructure are also a key component of Phase 2. The project includes a 2,700 square foot water treatment addition, complemented by a 6,000 square foot equipment and tank pad to house the systems required for treatment operations and environmental compliance. Within the Phase 2 building additions, an additional production line will be integrated, complete with new silos and conveyor systems, including the construction of a 15-foot deep silo pit to support the expanded production line infrastructure.
